Which lawn actually works on Mandurah sand?

Any of the four warm-season grasses can work — if the sand under them is amended. Buffalo for shade, Kikuyu for cheap and tough, Couch for a fine finish, Zoysia for low mowing.

The sand problem first

Mandurah's coastal sand — Quindalup dunes near the beach, limestone-based Spearwood sand a little inland, grey Bassendean sand further east — drains instantly, holds almost no nutrients and turns water-repellent when it dries. Water beads and runs off the dry patches no matter how long the sprinklers run. Before any variety discussion, the top 100 mm needs clay (bentonite or a clay-based amendment), compost and a wetting agent. Skip that and you'll be replacing the lawn again in three years.

Sir Walter DNA-certified Buffalo

The best shade tolerance of the group, soft leaf, good wear and a thick mat that suppresses weeds. Needs the least water once established. Costs the most ($26–$42/m² laid). Choose it for yards with established trees — Halls Head, Warnbro, Erskine — and for families who want barefoot comfort.

Kikuyu

Cheap ($16–$28/m² laid), fast, tough and self-repairing. Loves full sun and heat, handles dogs and kids. Downsides: it needs mowing weekly in summer, invades garden beds and goes thin in shade. The default for big, sunny family lawns in Baldivis, Lakelands and Greenfields.

Couch (Wintergreen, Santa Ana)

Fine-leaf, dense, hard-wearing, mows low for a bowling-green look. Full sun only; goes brown in winter. Good for front lawns and formal gardens in full sun.

Zoysia (Empire, Sir Grange)

Slow-growing, so mowing drops to every two to three weeks. Soft, dense, handles heat and moderate shade, very low fertiliser needs. Premium price and slower to establish. Ideal for low-maintenance coastal homes and anyone who hates mowing.

Fertiliser and the estuary

The Peel-Harvey estuary is under a plan to cut phosphorus loads by 59%, and lawn fertiliser leaching through sand is part of the problem. Use a low-phosphorus lawn fertiliser (N:P:K around 10:1:6), at 12 g/m² or less for buffalo and kikuyu, only in spring and autumn. Your lawn will be greener for it — most of the phosphorus in a high-P fertiliser washes straight through sand anyway.

FAQ

Quick answers

When should I lay lawn in Mandurah?
Autumn (March–May) or spring (September–November). Summer works with daily water for two weeks; winter laying is slow and overlaps the sprinkler ban.
How long until I can walk on it?
Light foot traffic after about two weeks, first mow at two to three weeks, full use at six to eight weeks.
Do I need to replace my soil?
No — amend it. Clay, compost and wetting agent worked into the top 100 mm is enough.
