The short answer
In the Perth–Mandurah market, premium artificial grass supplied and installed on a properly prepared base costs around $55 to $125 per square metre. A typical 40 m² back lawn therefore lands between $2,500 and $5,000. Nationally the standard range is $50–$100/m², so Mandurah pricing is in line with the rest of the country once you factor in the base work our sand needs.
If someone quotes you $25/m², they are either laying thin turf straight onto sand (it will ripple within a year) or not including the base. Ask what's in the number.
What's actually in the price
Turf: $20–$45/m² for UV-stabilised, drainage-backed, 30–40 mm pile turf with a long warranty. The thin, shiny stuff is cheaper and looks it.
Base: excavating 70–100 mm, weed mat, compacted road base or crusher dust, falls for drainage. On Mandurah sand this is where the money and the longevity go. Skipping it is why cheap installs fail.
Edging, fixing and infill: concrete or steel edges, pinned and glued seams, kiln-dried sand brushed into the pile so it stands up.
Removal and disposal of the old lawn or paving, and access. Tight side access on a Lakelands or Golden Bay lot adds barrow time.

What pushes the price up or down
Shape: a square 50 m² lawn is cheaper per metre than an L-shaped 50 m² with three seams. Full-sun north-facing yards often get a lighter-colour, cooling-infill turf at the top of the range. Pool surrounds need a non-slip, compliant finish. Verges in the City of Mandurah and City of Rockingham are capped at 50% synthetic coverage, so a verge job is usually part turf, part garden.
Is it worth it compared with real lawn?
Natural kikuyu supplied and laid runs $16–$28/m² and Sir Walter Buffalo $26–$42/m², so artificial is two to four times the upfront cost. Against that: no mowing, no fertiliser, no retic station, no winter switch-off headaches, no dead patches in February. Over ten years in Mandurah's climate the numbers are closer than they look — and for shade, dogs, pool surrounds and small courtyards, synthetic usually wins outright.
